Preconstruction Planning
Adding additional space to your home often involves the City of Toronto’s zoning by-laws. Understanding what these restrictions are and how to navigate them is a crucial step toward achieving your goal. Through our preconstruction planning process, we work with your architect to help you determine what, if any, variances need to be dealt with.
This process begins with a detailed scope of work translated into a clear and comprehensive budget that we will review with our trade partners before the first hammer swing. This provides you with a clear expectation of cost and timeline before beginning. It also allows us to propose alternative design options (‘value engineering’) that may simplify the zoning process and reduce construction costs.
Managing & Executing
As your builder and consultant, we take full responsibility with our home addition services.

Yes, home additions in Toronto are subject to certain zoning bylaws, which regulate the maximum building height, depth, gross floor area, and certain setbacks from property lines. If your project doesn’t comply with the current by-laws, you’ll need what’s called a “minor variance,” which is granted through the “Committee of Adjustments” (COA) process. We have decades of experience working hand-in-hand with architectural partners to help navigate the process towards approval.

We have done everything from adding an entire third floor to rear one—or two-story additions. The more complex it is, the more excited we get.

To start, the single most important determining factor for the timeline is whether or not you’ll need to seek minor variances from the Committee of Adjustments. This alone can add a six-month timeline for approvals. Other mitigating factors are site conditions such as access for equipment and machinery, the complexity of the build, and how quickly homeowners can make decisions on design and selections.
Taking the time ahead of construction to properly detail the scope of work and to make decisions on selections will result in a much more accurate timeline.
