Great question! There is a lot of necessary, up-front work to get to the start of your renovation or custom home project. This involves the architectural design, zoning compliance reviews, and deciding on all finishes and fixtures you'll interact with daily. How long this takes depends on the project size, any discovered zoning or building code conflicts, and how quickly we can move together through decisions. Yes! We do not have in-house design, as we prefer the variety that comes with collaborating with different architects and interior designers. We want to bring everyone together early on in the process to be part of the project team.

This is a common question homeowners ask and a challenging one to answer as we don't have a one-size-fits-all model. There are too many variables to weigh that will affect the cost-per-square-foot number, such as lot conditions, existing house conditions, and design details. These factors can be significant numbers that add to the cost of construction.
Ultimately the goal is to craft your scope of work to match your intended investment level. Working through a collaborative preconstruction approach is how we'll achieve this together.

Lighthaus works differently than fixed-price builders in that we engage with you on a cost-plus contract. We genuinely feel that this is the most transparent approach to renovations and custom homebuilding. This gives you control over project spending and prioritizes your goals.
Custom renovations and builds are immensely complex and often have too many variables to quantify at the contract stage. A well-developed preconstruction process will help us get as close as possible to the end price of your project before the start.
