High Park Home and Kitchen Renovation
This gorgeous home on Indian Rd, in the heart of High Park, had a cramped kitchen, tired old floors, and a backyard that was under-utilized, making it the perfect canvas for a home renovation.
Working with the owners, we opened up the kitchen to the rest of the main floor by removing several load-bearing walls. The flooring throughout the home was replaced with new engineered white oak and a multi-season outdoor living space was built.
The end result of this High Park home renovation is a main floor that caters to family meals, and large gatherings, and a backyard that feels like an extension of the interior space. This home will be loved for many years.
The owners wanted a multi-season outdoor space to hang out in. This covered portion of the deck offers protection from the rain and snow while providing warmth via a gas fireplace. The tv is easily removed when the temps get too cold but offers a great alternative to watch the game.
A custom metal railing keeps the view nice and open. Thermory ash decking was chosen for it's smooth touch, gorgeous colour and sustainable sourcing.
What's an outdoor living space without a place to cook? The built-in bbq is complemented by a quartz countertop with storage below.
The painted wood privacy screen provides a sense of coziness while allowing air to still flow.
The new kitchen features a large lift-and-slide door, walnut island and built-in appliances across the back. Glass doors in the uppers give a sense of depth and the integral lights highlight the decorative glassware.
A built-in range hood keeps the uppers looking clean and uniform. Quarterline shaker doors were chosen for their sleek profile blending nicely with the narrow frames of the glass doors.
A 36" wide range is a must for a family that cooks a lot.
The backs of these glass cabinets got the walnut treatment to bring some warmth to the white uppers.
The walnut pantry acts as a great home for all the dry goods that are used on a daily basis. The warmth of the walnut helps anchor the kitchen and defines the separation between kitchen and hallway.
Brass hardware is the perfect match for this walnut as black can often be too heavy and nickel too cold.
Once upon a time the kitchen was walled off from the living room and the dining room was nearly too small to be usable. The open concept now allows large gatherings and an ease of movement.
The large slider in the kitchen helps brighten up the living room which lies in the centre of this home. Southern facing windows only add to the daylight that pours in on sunny days.
The once-cramped dining room now has ample space to house large dinner parties. Extra space was made by removing the old cast iron radiators and installing radiant heat under the hardwood flooring.
The once-cluttered entry received much needed storage in these custom cabinets. A new wood entry door keeps the original style of the home while upgrading the energy efficiency and functionality.
The owners decided to forgo a little bit of potential storage here to keep the original stained glass which brings in much needed light.
New herringbone tile complements the white oak hardwood floors. The existing stair structure was left intact while receiving new treads to match the flooring.
In order to preserve some of the warmth characteristic of these old homes, this living room was painted a very dark grey. The large east facing windows help keep it light while the wood burning fireplace provides the perfect focal point.
New custom millwork was installed in the office.
The third floor had previously been semi-finished with the collar ties left raw and subfloor exposed. Rather than mess with the roof structure, the owners decided they liked the collar ties so we had them drywalled.
A large closet was altered to house side-by-side wine fridges.
